"From" prices are starting fees for standard scope; your exact fee is fixed in writing before you pay anything and never changes after that. Returning clients keep their original rates for 12 months. No VAT is charged: the price quoted is the price paid. Court, tribunal and official fees are shown separately on your quote before you pay anything.

Bespoke and urgent matters outside the schedule: £650 per hour, capped estimates in advance. Corporate retainers from £995/month.

Why do you check compliance before drafting a notice?

Because possession cases are lost on history, not hearings: an unprotected deposit, missing prescribed information or licensing gap can invalidate the notice months after service. Ten minutes of checking beats a re-served notice and a lost season.

Has the law really changed that much for landlords?

Yes, the reform of the residential possession regime is the largest shift in decades, and documents drafted for the old framework are exactly the ones that fail. If your tenancy agreements predate the changes, the audit exists for you.

Do you go to possession hearings?

Straightforward hearings are increasingly remote and are handled directly where the court permits; where in-person advocacy is needed, your case is prepared here and counsel is instructed, one relationship, no relay.

Commercial tenant not paying, what are my options?

Faster and wider than residential: rent recovery, forfeiture and lease-based remedies each have traps and time bars, which is what the fixed-fee advisory covers before you act.
